Pre-Listing Inspection
This inspection is for home-sellers to get a better idea of their property’s current condition before making a listing and showing the home. With this knowledge, you can make improvements if necessary to bring up the home’s value, and you can ensure that prospective buyer’s have the correct information so that their own inspection doesn’t negatively affect the negotiating process.
Re-Inspections
Re-Inspections should be scheduled after the seller or agent representing a home has had issues corrected that were discovered during our previous inspection. We’ll return to the property to take a second look, ensuring that the repairs or improvements have been carried out safely and effectively.
Radon Testing
As one of the leading causes of lung cancer in the United States, radon is a huge health risk in homes. Radon is odorless and invisible and should be tested for by certified professionals. Long Cove Inspections LLC is a Maine Registered Tester for Radon in Air and Water.
Water Testing
A contaminated water supply can not only be dangerous for families living in a home, but it can also be difficult to find the source of the problem and expensive to fix. This inspection service requires us to collect water samples from a home’s tap and well to send off for laboratory testing that will determine if contaminants such as coliform bacteria or lead are present.
Single Component Inspections
Occasionally, homebuyers and sellers find themselves in the position where they only need one home component professionally inspected. Sometimes it’s the foundation, sometimes it’s the roof—but regardless of what component needs evaluated, we’ve got you covered.
Renovation Assessment for Antique Buildings
At Long Cove Inspections LLC, we have a specialized knowledge of older residences in the area. This inspection service will assess the condition of antique buildings and provide valuable insight into the building’s viability for renovation.
Aerial Drone
In the event that we’re unable to walk a home’s roofing system due to safety issues, we won’t just leave it off the final inspection report—instead, we’ll use our aerial drone whenever necessary to photograph the roof and carry out the inspection as intended.
Included At No Extra Cost
A thermal imaging scan is included at no extra cost to help us identify areas of potential moisture intrusion, electrical damage, or poor insulation responsible for energy loss. Several other tools are utilized as needed, including a moisture meter, Spectoscope, and carbon monoxide detector.
